PROPERTY INVENTORY REPORT

The property inventory is an unbiased report detailing the property, fittings and furniture along with their condition at the time of the inventory.

Many landlords require their tenants to pay a deposit as a condition of their tenancy. The deposit acts as security against damage to the property or non-payment of rent, and must be put into a government approved tenancy deposit scheme.

Should any damages occur or the property is left unclean, the inventory provides evidence of the condition the property was in at the start of the tenancy. Without an inventory there is no proof of condition and the scheme would pay the deposit back to the tenant in full.

The property inventory also protects the tenant from any spurious or unreasonable deductions from their deposit, and helps all parties avoid any disputes in the deposit repayment process.

CHECK OUT REPORT

At the check-out, the property is inspected at the end of tenancy and a comparison made against the condition at check in. Any differences are noted and a check out report sent to the landlord or agent.

Tenants are generally expected to leave a property in the same condition as noted in the original inventory. If the condition differs and is considered above reasonable wear and tear, the landlord can claim for repair, replacement or for additional cleaning costs from the tenant’s deposit.

The check out report is essential evidence when considering the proportioning of the tenants cost, and must therefore be presented in a clear, unbiased format.

INVENTORY CHECK IN

At the check in, our inventory clerk will meet the tenants, go through the inventory and agree the inventory’s contents. The tenant is given the opportunity to add any comments, the inventory is signed and a copy e-mailed to all parties.

It is important to note that up to 5 days after the check in, the tenant is able to make any additional comments or amendments to the inventory for anything that may have been missed. This is to comply with industry best practice.
