Instruction
New assignments can be offered to The Company by e-mail or telephone. The price for an assignment must be agreed in advance and is subject to the fee provisions as detailed below. It is The Client’s responsibility to inform the tenant of the date and time the inventory clerk will visit the property.
Fees
Payment to The Company must be made within 14 days of invoice date unless agreed otherwise. New clients must settle their invoice in full before the inventory report is released.
The company reserves the right to make additional charges where additional rooms or spaces are found at the property which were not advised by The Client at the time of instruction. Properties which The Company reasonably considers to be over furnished may also result in an additional charge.
Cancellation
The Company requires 12 hours’ notice to cancel or postpone a planned assignment. Failure to give the required notice may result in a £35.00 cancellation charge. Should an assignment be aborted due to reasons beyond the control of The Company a fee of £40.00 may be levied.
The Report
Meter readings will be noted by the inventory clerk only where the meters are accessible and readable. The Client should notify The Company of meter locations and their labelling in advance of the clerk’s visit.
Smoke or carbon monoxide alarms will be tested only where they are accessible without the use of a ladder or similar. Ultimately it is the landlord’s responsibility to ensure the performance and adequacy of such systems. The Company is not responsible for the malfunction of any such equipment during a test. The inventory clerk will not test a fire alarm system operated by a control panel.
The inventory report is intended to be a fair and detailed record of the landlord’s equipment and contents in the property. It is a visual inspection only and offers no guarantee or report on the safety or adequacy of any such equipment or contents. This inventory is solely intended to be a record of such equipment and contents existing in the property at the time of inspection and their superficial condition.
The inventory clerk is not a qualified building surveyor or an expert in buildings, furnishings, electrics, plumbing, fire safety or materials. Items will be described by their appearance without reference to the exact materials used, their year of manufacture or their period of production.
The inventory clerk will not test heating systems, gas appliances, electrical installations or electrical appliances and offers no guarantee of their safety or performance. The landlord is ultimately responsible for the testing and certification of such systems and appliances according to the regulatory requirements of the time.
The inventory clerk will not move heavy items of furniture or inspect inaccessible or difficult locations such as high cupboards, lofts or locked rooms. There will be no inspection of any area deemed to be unsafe.
The inventory clerk will not inspect any cupboard or similar that is used for storage purposes should that cupboard or similar be over overcrowded with items. Cupboards or drawers containing utensils, crockery, cutlery or similar will be given a summary description rather than a detailed description of each individual item.
Where the inventory report notes that a fire safety label is attached to an item, this should not be interpreted to mean that the item complies with the Furniture and Furnishings (Fire) Safety Act 1988 – Amended 1994. It is the landlord’s responsibility to ensure that all furniture and furnishings complies with the relevant legislation.
Report Delivery
The inventory report and any other documentation will be e-mailed to The Client in PDF format within 24 hours of completing the visit or up to 36 hours during busy periods. The Client should check the report upon delivery and advise The Company of any errors within 5 working days.
Any Client who instructs Protect Inventories to carry out any services accepts these terms in full
